Former Crestmoor High School Site
|
|
Project Description: 155 Single-family
homes on the site of the former Crestmoor High School site, being
developed by Toll Brothers.
Project Update: The paving of Courtland
through the site is imminent and with the current weather is targeted
for completion in early March. The curb and gutter for the new
Courtland Drive through the site are poured abd complete. The in-tract
utilities are nearing completion and testing of those utilities will
begin soon.
The individual house plans are currently undergoing city review with
targeted approval by the end of February. The team is targeting
starting construction on model homes in late March and have framing completed
by the time they open for sale in late Spring.
The upsizing of the sewer main on Courtland and
Whitman has passed the halfway point toward completion and that work
should be wrapped up in the next few weeks.
Regarding the fire abatement work in the open space between the site
and Madison Avenue, crews have been working hard on the difficult
hillside and are about halfway done. It has been a challenge hauling
debris up the hill but significant progress has been made. The Toll
Brothers team asked me to communicate their appreciation for the
patience of their neighbors on Madison, and remind us that the end
result of this will be a neighborhood that is much safer for everyone.

Glenview Highlands Project

Project Description: 58 units across nine
buildings. Solar all-electric, townhome-style condominium units, being
developed by City Ventures.
Project Update: The project team has
made excellent progress on the project since the start of the year.
Building C is the model building for the development, where appliances
are now being installed and finish materials are nearly complete,
meaning the model homes are nearly ready for showing. Pending final
City inspections, Lot 17 (the first home in Building C as you enter
from Glenview Drive) is anticipated to open as the sales office in
mid-March. The project has successfully passed its electrical
switchgear inspection, and the team is coordinating with PG&E on
meter installation.
Improvements to the rest of the site are also
advancing steadily, with newly poured sidewalks, garage aprons, patios,
and completed retaining walls helping shape the streetscape along the
new Highland Way. Landscaping installation is underway, with current
focus on the central park and open space areas. Framing is underway for
Building A, underground utilities are in place at Building H, and the
remaining buildings will begin vertical construction in the coming
months.

The Crossings: Auto Dealership

Project Description: United Contractors,
Inc. is building the new home for the Hyundai & Genesis auto
dealership, which is currently occupying a temporary facility at the
nearby former Sears site across El Camino at Tanforan.
This new multi-story automotive dealership and
service center will include two basement levels and three levels above
grade. The two basement levels are designed for vehicle inventory
storage, parts inventory storage, and vehicle detailing bays. On the main
floor, there will be two separate showrooms, office spaces, and a
vehicle maintenance area equipped with service bays. The second floor
will be used for vehicle inventory storage utilizing vehicle stackers,
along with vehicle displays and additional offices. The third floor, or
rooftop, will serve as a parking area and will feature solar canopies
above the designated parking spaces.

Project Update: The construction team
from United Contractors has made significant progress toward completing
the project, and are now focusing on finishes. This includes installing
precast concrete blocks, framing and drywall, tile, glass, painting,
exterior finishes, and installing shop equipment for the service
center.
Over 80 construction workers work on-site every day, and the Cardinale
dealership owners have informed city staff that they anticipate
construction to be completed this summer.

Site Purchase Pending Due Diligence and
|
|
Project Description: After the
cancellation of the previous agreement with Pulte Homes, a new
developer has entered a due diligence period with the San Bruno Park
School District to potentially purchase the former Engvall school site
on Sneath Lane, with intention to construct a residential development
of 130 single-family units (standard, small-lot, and attached), with a
park, open space, and private roads, on the 20-acre R-1–zoned site. The
developer has requested approval of a Vesting Tentative Map and Planned
Unit Permit. We are very early on in the process on
this one.
