Glenview Highlands Housing Project Update |
The
Glenview Highlands project, at the corner of San Bruno Avenue and
Glenview Avenue, is now underway with the developer working on clearing
the site. This
project, on two long-abandoned lots along San Bruno Avenue plus the
former Lutheran church site, began as a proposal in 2022 for 29
single-family homes called "Glenview Terrace". This project was
approved by the Planning Commission. The former owner decided after
approval not to move forward with that project and sold the site to
another developer, City Ventures. In
2023, City Ventures resubmitted a different project for the site,
rechristened Glenview Highlands, for 58 townhome-style condominium
units across nine buildings, including nine affordable units, and
followed the following process as dictated by our local ordinances and
state law: |
- City
Ventures hosted a neighborhood meeting on December 5, 2023, with
notices mailed to all occupants and property owners near the site,
including the Crestmoor neighborhood.
- A
Planning Commission public hearing was held on May 21, 2024. Notices
were mailed to property owners within 600 feet and published in the
newspaper on May 11, 2024. By policy San Bruno doubles the required 300
foot noticing radius and sends notices to property owners within 600
feet of the subject property.
- City
Ventures has also distributed notices in the Crestmoor neighborhood
regarding off-site work at Earl Ave & Sneath Lane, and Glenview Dr
& San Bruno Ave.

A
key aspect of this project is that as a condition of approval, the City
is requiring the developer to install a four-way stop with new
crosswalks at the intersection of Glenview Drive and San Bruno Avenue.
This uncontrolled intersection has long been hazardous for pedestrians
and drivers alike and making this intersection a four-way stop is long
overdue. Here

who can be contacted with questions. I'll post further updates as I
receive information as the project moves forward. Glenview Highlands

Construction Timeline: Once
permits are issued, site work is expected to take 6 months (fencing,
mobilization, offsite water work, tree removal, building demolition,
grading). Vertical construction will follow, with one building per
month, each taking 6–7 months to complete.
