Project Description: 58 units across nine buildings. Solar all-electric, townhome-style condominium units, being developed by City Ventures.
Project Update: Demolition
of the existing structures is complete, and the site has been fully
cleared. Over the next month, crews will be performing rough grading to
establish pad elevations in preparation for home construction. Once
grading is finished, crews will begin installing wet utilities and
connect the existing 12-inch water main—from Sneath Lane and Earl
Avenue—down to Glenview Drive and San Bruno Avenue.
Other Details: As
I shared in my newsletter last month, a key aspect of this project is
that as a condition of approval, the City is requiring the developer to
install a four-way stop with new crosswalks at the intersection of
Glenview Drive and San Bruno Avenue. This uncontrolled intersection has
long been hazardous for pedestrians and drivers alike and adding
improvements to this intersection is long overdue.

Construction Timeline: Site
work is expected to take 6 months (fencing, mobilization, offsite water
work, tree removal, building demolition, grading). Vertical
construction will follow, with one building per month, each taking 6–7
months to complete.
